Winter in MA Just West of Boston

It sure is pretty looking out my window this morning to see the snow cover still white and on everything!    I look out at my neighbors home knowing that they are enjoying the warm Florida sun, and knowing that they no longer have to  deal with ice on the driveway and stairs, or warming up the car before getting off and running.    They don't have to see if the snow pants still fit or make sure they have gloves available that match.

I wonder, is the snow bird life for me?   Why don't we all follow suit and head to the warmer, more gentler climate?  
 

But, as soon as I walk out of the house, properly dressed, the cold crisp air hits me and I know why living here just west of Boston is for me and so many others.    The winter air feels perfect.   It is easy to breath.    Looking at the birds fly from tree to tree, contrasted by the white snow is a beautiful sight.   I would miss that.

Embracing the season makes sense even though the down hill slopes no longer call my name and the thought of falling on pond ice while zipping around on skates at my age seems foolish.
But, the idea of putting on a pair of cross country skis or getting the kayak out for a trip on the river and enjoying the natural quiet of winter is very much tugging at me.    Coming home to hang out in front of a warm fire is the end of a perfect day.       

Living just west of Boston in winter is great place to be.   We have all the winter activities that one can imagine right here at our fingertips or if we want more of a challenge, it can be north within just a couple of hours ride.   If we want more than the natural quiet found right here in our own neighborhoods, we can take a winters walk or shop the cities of Boston, Providence or Worcester in under a hour. 

And, best of all.   You can't get bored!   In just over two months, we will turning the corner to spring!

Listing your house?  Consider the Team Approach

Yesterday as I laced up for my morning ritual of a trip around the track, I noticed a couple out there talking and laughing, just generally chatting it up.

Most of the time I like to go solo as it is always a good time to think without interruptions, but watching these two got me thinking that maybe teamwork here makes sense too.

When hiring a Realtor to market your home, you will have many choices.  teamwork
One of those is the team approach.    It might make sense for you.  Why?

Well, to name a few reasons, Availability, Innovation, Motivation, Flexibility, Creativity, and that all important Second Opinion!

For all intents and purposes, real estate is a 24/7 type of business.   While most Buyers don't make an impulse purchase you don't want to do anything to have them rule your home out.    So if they have a question, we want to answer it quickly.  When an offer is on the table we want to respond quickly.  

It would not be realistic to expect that your Realtor never have a day off.    Having said that, you, a Seller,  would like someone available to you and representing your home at all times.     Hiring a team makes sense.  

 You have someone who is  available at all times, and, not just someone, but someone that has a financial stake in seeing your home go from listed to sold!  That is a clear benefit.  

What might not be so clear is the behind the scenes collaboration.     Two sets of eyes looking at the marketing pieces, making sure the photos look right and the words are perfect.  Two people dissecting  the market and finding who might be the best fit for your home.   Two people evaluating the market and how you home is positioned in it.  

Two different styles of closing and negotiating.   That flexibility brings strength to your side of the table, and that second opinion!

Lets not forget that intangible factor of excitement.    Loving your listings and talking them up is a important.    Who couldn't use a little more love? 

Teamwork has worked well for our business for the past 20 plus years.    People like it.  In fact, it has become a trend.  Why?    For most, it is just common sense.

Here in the Boston area, many folks feel that spring/summer are the best seasons to market your home, but facts tell me that buyers are out there right now taking advantage of low interest rates!  In fact, our historic thoughts on real estate have been turned upside down in the past few years.   A recent study of the local market area proves that homes are moving, and quickly too, if they appeal to buyers!  

There are a few things that you can do to maximize your home's appeal during winter months.

Safety.   The most obvious thing is safety.    Make sure that your driveway and walks are clear of leaves, snow or ice prior to a showing.     Use ice melt, sand or whatever is necessary to enable a sure footing.   If at all possible, make it easy to park.   You don't want people thinking about how and where cars are going to go when the weather is white.  


Turn Up The Heat.   There is no question that we are all trying conserve these days, but this is not the time.   I can not tell you how many homes a buyer has gotten out of post haste because they were uncomfortable.    A warm home is a comforting home.    Make sure the temperature will be at a comfortable level for showings.   Use a programmable thermostat if you are uneasy leaving the heat up for the entire day. 

Light, Light, Light.    Yes, the other three L's of real estate!   Winter can be a time of bright natural light.  If so, let it in, and in a big way.   Keep those blinds and curtains up!    (Don't forget to have those windows clean, because for some reason in this winter light the streaks really show!)    Getting to be late in the day?    Make sure those room lights are left on.    You want the buyer to not only feel comfortable and warm, but to see the rooms as they enter them without fumbling to get those lights up.  Again, take advantage of technology and rely on timers if need be.    The more light the better.   It would be very hard to overdue here.   Don't forget the basement.   Light that up too!  

Protect Your Floors.   Upon entering your home, folks may have wet feet.   Provide a place for them to take off their footwear or at the very least dry them off before viewing your home.    You, or your Realtor, might also provide "booties" for folks to put over their shoes.  

Consider the Scents of the Season.  Odors can be very prominent when entering a home from the crisp, cool air.  There is nothing like the aroma  of fresh baked cookies or comfort food ....  but ease up on the candles, the floral or unnatural scents.

Set a Mood.    Use your fireplace (if safe to do so).   Some well placed books and throws on an easy chair, or  a sled on the deck can go a long way to say "warmth".     People tend to want to hang in or entertain.    Stage your home to that advantage which suits your property!   

Use Photographs to Show Other Seasons.    I feel this is very important.   Do you have spectacular gardens or a pool?   Woods that add charm, privacy and appeal to your home.    Showcase these seasons with an array of photographs.     It will help the buyer visualize your home at other times of the year.   Remember that if there is a heavy coat of snow, the buyers will not be able to see your lawn.    Buyers will feel more comfortable with a set of photos showing them what it looked like last year.   

In Summary

A recent study of the local market area proves that homes are moving, and quickly too, if they appeal to buyers!     Follow these tips to selling  your home during the winter months and your home will be sold regardless of the season!

 So go ahead.  Get that house on the market!!

What You Should Know When Buying A Massachusetts Condo

You have been hearing it for months now.   It is time to buy.  Time to get off that fence before the market turns around completely.

As a buyer, you have probably been looking around on the internet for homes or condos to purchase, and you have probably made up your mind as to what will suit you better.    If a condo or a townhome is your choice, there are a couple of different steps to the process that you will want to consider. 

Selecting the Condo or Townhouse

Look at the entire complex not just the unit you are buying.    How is the landscaping?   How is the parking situation and is it taken care of?   Is their enough visitor parking?    Does the property appear to be well maintained.   Do the unit owners appear to take pride in their units?   Talk to some of the residents.   See if you can get a sense of the heart of the community as well as the actual details. 

Is the Complex FHA approved? 

If you do need FHA financing, this is very important to you and you should know this prior to viewing a unit.   If you do not need to use FHA for your own financing it is still a bonus to own a unit in a FHA approved complex simply because there are many buyers that need this option for financing and it will open up your listing to more potential buyers when/if you go to sell. 

Your Offer to Purchase Should Contain A Few More Contingencies

Of course you will have the normal contingencies such as inspections and possibly financing, but you should also reserve the right to review information relative to the complex.


What Other Contingencies are Important?

It is typical to make an offer on a condo with the contingency that you have the right to review and approve of the condo docs, rules and regulations and financial documents.

Review of Condo Docs

Read these prior to moving forward to purchase and sales.    You want to make sure you can live within the rules and regulations of the community.   You also want to make sure that you are comfortable having neighbors that live within a certain set of guidelines.   Find out what you are responsible for.   Are the windows your responsibility or that of the association?   You get the drift.

Compare at Least a couple of years of financials.  

 How often do the fees change.    Do the costs look reasonable?    Are there any major expenses that they, or you, foresee and are they budgeted for?   What do their reserves look like?   It is also a good idea to ask for a copy of the minutes of the last meeting.


Other important questions
  • How is the property managed?   Is it by a professional management company or are they self managed?   No right or wrong, but you should be comfortable with the way it is done.
  • Are any special assessments current or pending.  This is important as it can seriously affect your condo fee in the near future.
  • Are their any law suits pending?   Important as it can affect your fees AND your ability to sell.   
  • How many units are owner occupied?   Goes back to the future financing of units.    If you are an investor, you might not care.    
  • Is the Title 5 up to date?   If the complex is not serviced by municipal sewer, see how they handle this.   Normally this is kept continually current.   

There are many benefits to condo living.   It can be the right choice for you.    Believe me when I tell you that there are times, especially after a snowfall or when the grass needs cutting that I want to throw the "for sale" sign out in front of my house and go out and purchase a condo!  

Ask the right questions and you will be very happy with your purchase!

A Recent Visit To Our Promotions Company

My recent road trip to the mid west has just come to an end.    The six day trip had a purpose aimed at visiting family and my Dad's old bud and Sergeant from his Marine days during World War II.

Our visit to Promotions-etc. (Embroidery & Promo Specialists)

Did you ever watch that show, "How It is Made?"....   Always fascinating, and sometimes very unexpected, it is interesting to see how things go from an idea to the finished product.    

While there, I got to see first hand the work that goes into transforming a logo design into something that works on embroidery items used for our business promotions items that we requested to be used for give-a ways.

I learned that it is a different process for different things.   For example, the work that goes from transforming your logo onto a shirt, may likely be different from that that goes on a hat.    It has to be tweaked for size and type of material.   There is a lot that is taken into consideration and the experience of the embroider is paramount in executing a quality item.

Not only that but for transfer on say, cups or pens, or those very cool flashlights that we sent out recently.    Oh yea, don't forget the eye glass cleaners!  


Watching how they were made gave me an appreciation for the expertise and precision that this company, Promotions-etc. demands and is known for.    

So my trip to the mid west was not only fun but informative.    Saved me on shipping too.   Haha!

Becoming A Real Estate Agent

So you want to be a Realtor?

Preface:   I have enjoyed a rewarding and exciting career in real estate for the past 25 years.    This is what I have learned.  

I began my real estate journey over 25 years ago.   Night after night sitting in the Police house kibitzing with some of the officers eventually the conversation would turn towards real estate.    One of the guys in particular kept telling me that I should "get into" real estate.   He was one of those types of guys that was always on the hunt for a good deal.   An owner of a couple of multi families, he always had his nose in a real estate magazine and his finger on the "housing pulse".  a real estate career

It took awhile, but I began taking the course for the salesperson exam.    It came easy enough.    I ate up the material.  It was interesting and for sure the prospects of trading in the uniform for a business suit was nothing short of a wonderful dream!     I thought, this was going to be way easier than dealing with the happenings that came along with the police job.   Little did I know how similar the jobs would be!

SkillsMake no mistake about it.   You will find yourself needing more skills than you can imagine.    You will need a salespersons hat, a mortgage persons hat, an accountants hat, a tax mans hat, a lawyers hat, a septic guys hat, a negotiators hat, a web guys hat, a marketing guys hat, a photographers hat, an ad mans hat,  a knowledge of building and let's not forget a decorators hat.   Oh yes, and a psychologists hat!

Hours - Prepare yourself.  A common misconception about the real estate profession is that, "you can make your own hours!"   Make no mistake about this.  It is  not true!   You are very much on your clients clock!    I can guarantee you that you will not be attending that family barbecue because you have someone that wants to make an offer.


On the job Training - Trust me, it never ends.   You might think you know it all, but you never do.   Every transaction is different and poses a different set of challenges.  If you can not roll with this.  Do not consider this field!

Exceptional Pay - Be realistic.  If someone tells you that you will be making all kinds of cash right away, be wary.   It really doesn't happen that way.   There are many costs and expenses that come with any business.   Ups and downs.  You can go from Prince to Pauper in 30 days.    If it sounds too good to be true.  It is.  You will work for your money.

Working conditions - Trust me.  You will walk into all kinds of homes and all kinds of living situations.   You might walk into homes that house pigs or into homes that smell differently than you would expect.  You might be asked to kill the bees, hang a curtain, feed a pet, call the oil company.   Do not believe what you see on TV!   This is not Bravo's Million dollar listing!

Having said all that...

If you become a Realtor, you will experience the best feeling in the world.  That is  helping someone into their new home.  Done right, you will become part of their family, invited to weddings, baby showers,  and you will attend funerals.      On the negative flip side, you may help someone out of a home that has dragged them down emotionally or financially.   Also a great feeling.   You will be responsible for someones new start!       Doesn't matter. 

Do your job right and effectively.  It can be the most rewarding job around.   

So, you want to become a Realtor?

Take the course, take the test, interview for a firm.   But, Be prepared to listen to folks, learn from them and to put your needs on the back burner to help them with the largest purchase they will likely make!

Feedback I believe your listing has Fleas

Preface:  This post fits into the category, "Another Day in the Life of a Realtor."

I have an investor couple who are looking, well naturally for an investment, but more specifically a home that they can fix up and keep as a rental type of property.    We came across a property that has been vacant for some time.   Bones are good or at least appeared to be from the outside and I made an appointment to enter.

Appointment confirmed, I scheduled the time with the client.   In the meantime in hopes to get the 'low down" on the property, I called the listing agent and found that the property had an issue with some sort of animal trapped inside. 

Okay, no worries, I think to myself.  That can be taken care of.   Fixing up some scratched woodwork or windows or patching a hole or two is a no biggie task to my couple. 

We enter the house and are amazed at the condition it is in.

The house is tired for sure showing the wear and tear that a vacancy often produces, but, it appears to be plum, solid and no odors, etc.    As suspected, the windows are torn like a crazed animal was trying to get out and there was a have a heart trap located upstairs near an open knee wall.  Yep, surely evidence of a trapped creature.  

But, it looks to be gone.   We take a good long look at the house, and then leave going our separate ways. 

As I get back in the car it begins.    That creepy crawly feeling...  Honestly, until then, I never thought fleas!

Is it the agents duty to disclose if the house is flea ridden???     (Just kidding.)

I don't know on this and I am quite sure she didn't know, but I can tell you what, I am still scratching!
